Did you not spot most of these problems when you viewed the accommodation? If not it is down to your poor observational skills that has left you with a problem. When you enter into a tenancy a contract is created. This protects you and the landlord as it is enforceable in law. So you cannot 'get out of the agreement' without the landlord's consent. However, you can ask the local authority to visit and inspect the place. If they agree it is sub standard they will require the landlord to put it right.

We recently moved into a house on a 12 month tenancy agreement.

Since we have moved in we have no end of problems from my husband getting a electric shock, boiler break down, mould problems, roof leaking on a utility room, plus fuses blowing plug sockets not working, a cooker that took over 4 hours to cook a small chicken (the cooker we have replaced ourselves and put landlords in the garsge).

Now for continuing problems damp in the pantry to the extent where I have 6 salt pots in a 6ft by 3ft space getting so wet they are replaced daily due to rotting wood on the lean to letting water sink below the damp course.

Now to the biggest problem 3 window units on the upper floor do not open well the large openers do the small ones at the top do not jammed shut they have brackets so should open, (i cant keep the big windows open as we have a toddler running around) the windows in the lounge do not open at all stuck fast the bathroom window is now sticking to the point we try not to open it, and finally the windows in the porch when open well basically pop outof the frame.

What are my rights can I get out of this agreement I have been hear 2 months and can't imagine doing another ten with hot summer months coming (hopefully) and less and less opening windows im full of dread.

we call the agent every other day and get nowhere we have been for a face to face meeting with them and promised everything to be put right but nothing,

Where do I go from here? Help please if you can.
