What should I do with such a landlord?

Not much but fail to pay her rent for disrupting the peace in your apartment. Might want to call the police to make a report of the disturbance, and check where it is coming from with the landlord. They will advise her to fix it. Give you your DD back, and release you from your lease early to go somewhere else within 30 days if she doesn't. I wouldn't pay rent on a place that disrupts your peace from a neglectful, disruptive landlord.

you don't turn a water heater off and on manually. water heaters are always on. they go on and off as water gets used. don't know exactly what kind of heater is there. water heaters don'tmake noise other than the

flame going on to heat the water.

I live in Santa Barbara and the weather is not cold recently. However, my landlord turns on her water heater every night. The problem is that the water tank is connected to our place. Once she turns on her heater, the tank starts to fill in water automatic, causing enormous noise which is sleep disruptive. Now my finals are coming but the tank wakes me up at EVERY 2 AM. I talked to her once and she was avoiding to admit that she is the one who runs the heater every night and she tried to cover it by "It is always like this." I know she caused it because the tank went broken last time and she told the insurance it was her water heater. Really looking for good advice to help me get through this.
